Opening the Auction Experience to Every Buyer

March 9, 2010 · Published By

Whether you are a first-time homebuyer or a potential investor hoping to snatch a bargain from the ever-changing housing market, you know that the traditional methods of buying property are not always successful in today’s world. Some homebuyers have already been crushed by competitive bidding on a foreclosure, had their patience tested by a short sale transaction that fell through or have been overpowered by more experienced real estate investors.

The traditional method of finding a local real estate agent and searching for property on the MLS (Multiple Listing Service) still works for some buyers, but investors are likely to be dissatisfied at the prospect of buying at 70 to 80 cents on the dollar when they know some competitors are purchasing homes at 30 to 40 cents on the dollar. These kinds of deeply discounted values are found at auctions of bank-owned properties on the local courthouse steps.

Bargain shoppers, whether they are investors or intend to live in the residence they buy, can be easily intimidated by the fast pace of an auction and may not know enough about the auction process or about the properties for sale. Team Investments recently relaunched their website, www.TeamInvestmentsinc.com which shares information about auctions and available properties with potential clients.

The auction process for Team Investments requires intensive research on each property as soon as it is listed with an auction date. Staff members sort the list of properties to evaluate their value, estimate the cost of fixing each property and compare the residence with similar homes in the neighborhood in order to cull a list of several hundred properties into two dozen or so which offer true value. Consultants visit each property to do a deeper evaluation.

Potential bidders can work with Team Investments to determine a bidding strategy and to set limits for a maximum bid on each property. Team Investments works with a professionally experienced auction bidder, who will place the bid as requested for clients. Clients are required to pay the bidder’s fee.

After the auction, clients have the option of working with Team Investments to improve and sell the property immediately, to keep it as a long-term investment or to live in the home.

Demystifying the auction process is one service every buyer and investor can use in this tumultuous, yet exciting real estate market.
